Any measurement, access, compatibility or technical point not yet settled. It is shown as open in your written proposal when it applies.
Add-on — Feature Space Design: for a feature wall or important room a standard product can't solve — a TV wall, island, entrance, bar, study or prayer room. Attaches to any service above, quoted per project.
Under Design & Specification, multi-trade site coordination is not included — that is ELS+ (Design and build), where your proposal sets what is coordinated.
A premium interior is not created by drawings alone.
Once the design is approved, the difficult work begins: finding the right materials, matching finishes across different suppliers, recommending capable specialists for your selection, recommending the order of the trades, resolving site conditions, planning the protection of completed work and giving every contractor the same design intent to work to.
ELS coordinates the information for this process as part of the project; the trades you appoint carry out the work.
Materials are selected for the design — not the other way around
ELS is not tied to a single factory, cabinet system or material catalogue.
For each project, we may specify from different OEMs, local fabricators, specialist suppliers and trades according to the design, technical requirements, budget and site conditions.
This can include:
custom cabinetry and joinery
aluminium systems and specialist metalwork
glass and mirrors
stone and solid surfaces
hardware and accessories
lighting components
doors and architectural finishes
custom furniture
specialist coatings and decorative finishes
wet-area and service-zone materials
A material is not approved simply because it looks correct in a sample. ELS also considers suitability, dimensions, edge treatment, fabrication capability, installation method, maintenance, service access, replacement availability and compatibility with surrounding work.
The right specialist matters
Complex work cannot always be assigned to the cheapest or most convenient contractor.
Some details require installers or fabricators with the right equipment, workmanship standard and experience.
ELS therefore reviews a trade's suitability for the work it would carry out — a preliminary review for your selection, not an appointment or an acceptance of its work.
A contractor who is suitable for standard cabinetry may not be suitable for detailed veneer work.
A general aluminium fabricator may not be appropriate for a fine-profile architectural system.
A normal electrician may complete wiring correctly but may not understand the positioning and concealment required for an integrated lighting detail.
For critical work, ELS may specify the required finish standard, mock-up, sample and installation tolerance, and recommend a suitable specialist, before work proceeds; the method stays with the trade.
Trade sequence is part of the design
Many defects do not come from poor materials. They come from doing the right work in the wrong order.
ELS recommends the order between trades and identifies the dependencies, so that work which could damage, block or compromise completed work is flagged before it starts.
Typical coordination may involve:
site preparation and protection
demolition and setting-out
plumbing, electrical and air-conditioning first fix
pipe and penetration tests
masonry and substrate preparation
concealed services inspected before they are covered
waterproofing and flood test
screed and falls
ceiling, tiling and flooring, in the order agreed for the project

cabinetry and built-ins
stone, glass and specialist finishes
lighting, accessories and final fixtures
testing, rectification and handover
The actual sequence is adjusted to the project because interfaces between trades are often more important than the individual trades themselves.
The ceiling closes only after the concealed services have been inspected and the wet-area test has been accepted. The order of ceiling, tiling and flooring is agreed for each project. This is a dependency sequence, not a rigid calendar. See the ten-stage work sequence
We coordinate the gaps between contractors
On a multi-trade project, problems frequently occur between scopes:
Who prepares the opening before the aluminium installer arrives?
Who provides the backing required for a heavy cabinet?
Who confirms the final plumbing position before the stone is cut?
Who coordinates the ceiling opening with the lighting profile?
Who protects finished flooring while cabinetry is installed?
Who resolves a dimension that differs from the drawing?
ELS maps these interfaces and records who is responsible for each, so the question is answered before work starts.
Procurement needs coordinating too
For bespoke projects, procurement is not simply purchasing products from a list.
ELS coordinates:

site storage constraints
replacement risk
installation readiness
compatibility between suppliers
Where a design requires a specialist product, ELS may specify beyond the normal ALUMAX product range rather than redesigning the project around what happens to be readily available.
Site conditions are reviewed before work proceeds
Construction inevitably produces conditions that cannot be completely resolved on screen.
Existing walls may not be straight. Service points may differ from drawings. Structural conditions may only become visible after demolition. Products from different manufacturers may have conflicting tolerances.
ELS reviews these conditions against the design intent and technical requirements before advising how the work should proceed.
The objective is not simply to “make it fit”.
The objective is to preserve the intended proportion, alignment, functionality and finish while finding a buildable solution.
Premium execution requires selective workmanship
ELS does not assume that every contractor is suitable for every detail.
For visually or technically sensitive work, the specification may call for:
approved material samples
workmanship samples or mock-ups
fabrication details
installation checks
hold points before subsequent work proceeds
dimensional verification
alignment and junction checks
protection of completed finishes
rectification before handover
This selective approach can make procurement and construction more demanding, but it is necessary when the project depends on multiple materials and specialists working together as one finished space.
What ELS is really coordinating
ELS coordinates four things simultaneously:
Design intent
How the completed space should look, function and feel.
Technical compatibility
How materials, dimensions, services and construction systems work together.
Procurement
Who can manufacture or supply each component to the required standard.
Execution
The recommended order in which trades enter the site, what must be completed beforehand and what must be protected afterwards.
This is why ELS projects are fundamentally different from straightforward supply-and-install work.
For standard cabinets, office furniture, accessories and doors or windows with limited design complexity, ALUMAX provides a simpler supply-and-install route.
When the outcome depends on custom detailing, multiple suppliers, specialist workmanship and careful coordination between trades, that is when ELS's coordination service is most useful.

ELS charges for design and for its own technical site survey. ALUMAX measures before a product order, and the deposit is a commitment against that order — not a design fee. Project basis
The ELS technical site survey captures the dimensions, levels and site conditions the design, specification and coordination are built on. That is different from the free in-home product measurement ALUMAX runs in Sibu to prepare a product-supply quote. The ELS survey is paid; the fee is credited in full against a qualifying confirmation within 60 days, and conditions apply — the full terms are on the Free and paid page. A travel fee applies for outstation Sarawak locations. Final quotation depends on site measurement, material selection, approved scope, access condition and final technical requirements. Full coordination is quoted by project scope.
