Design Review
You already have a layout or a render and want it validated before committing money to it.
Most studios hand you a render. We hand you decisions you can build from — design, specification, coordination and execution clarity. Not a typical contractor, not just an interior studio, but a design and coordination system built for better renovation decisions.
Most people start with a room, not a service. So here's what tends to go wrong in each — and exactly what to lock down before anyone hands you a price.
The full toolkit — from one clear decision to a fully documented build. The heavier coordination scopes are reserved for selected projects where scope, budget and timeline genuinely fit.
You leave with documents you can build from — not just a good conversation. What's in the pack depends on your track.
Answer a few questions about your property and the Pre-Check routes you — a straight ALUMAX product purchase, or paid ELS design and coordination. One form, one recommendation, no guessing.
Choosing a curated style and configuring standard ALUMAX products costs nothing. The seven below are professional design work — each lands on a service track whose fee is already published.
You already have a layout or a render and want it validated before committing money to it.
One defined space — a kitchen, bedroom, office or reception — designed and specified properly.
Multiple rooms held to one of the six curated styles, so the property reads as one system.
Design intent translated into buildable drawings, schedules and material specifications.
Original spatial and aesthetic development — not a selection from any catalogue.
Design carried through execution: trade sequencing, drawing control, inspections, handover.
Curved forms, unusual material transitions, feature installations and complex custom work.
Fees shown are the starting point of each track, excluding SST. Final fees depend on the number of spaces, site conditions and the approved scope, confirmed after a site visit. Bespoke and coordination work is quoted against project scope.
Most projects start here. You choose a style and the products; ELS adapts and engineers them to your property; ALUMAX quotes, supplies and installs.
For design and engineering beyond standard product adaptation — or when you want independent direction before committing to products. Configuration is included; design authorship is charged. On a qualifying cabinet order the harmonization fee is credited back in full.
For clients who have not yet confirmed a qualifying ALUMAX order, or who need independent early-stage direction on style, layout and material.
Scaled by rooms and scope. A portion may be credited toward confirmed projects, subject to terms.
Clarity on layout and style.
Outcome — You leave with a clear direction before spending on quotation.
For layouts, M&E, material decisions, cabinet requirements and documents that go beyond standard product adaptation.
Scaled by rooms, scope and specification depth. A portion may be credited toward confirmed ELS / ALUMAX projects, subject to terms.
Fewer wrong assumptions before quotation.
Outcome — Your materials, cabinet, lighting and electrical decisions are settled before quotation and production.
For multi-trade sequencing, approvals, site coordination, QC and variation control.
Quoted by project size, complexity, number of trades, site condition and coordination requirement.
One coordinated, controlled build.
Outcome — Design intent becomes coordinated scope, specifications and execution documents trades can build from.
Inputs, documents, how far the outputs go, revisions, turnaround, site visits, exclusions and fee credit — nothing left to small print.

| Rooms / scope | By scope — the fee scales with the number of rooms, confirmed on the brief. | By scope — scales with rooms and specification depth. | Whole project — every room in the approved scope, coordinated as one build. |
| Revisions | Per the approved offer terms — the review-round allowance is set when the scope is agreed. | Per the approved offer terms — set when the scope is agreed. | Per the approved offer terms; variations after approval are logged and controlled. |
| Turnaround | Confirmed on the approved brief — it depends on room count and depth. | Confirmed on the approved brief — it depends on room count and specification depth. | Runs with the build programme — scoped per project. |
| Site visits | Optional — a paid site measurement (from RM300 in Sibu) if the layout needs it. | Optional — a paid site measurement (from RM300 in Sibu) where specs depend on the real shell. | Included — site measurement is part of the track, with further site coordination as the build runs. |
| Not included | Product supply & installation (ALUMAX); anything outside the agreed direction. All fees exclude SST. | Product supply & installation (ALUMAX); on-site coordination and QC; anything outside the approved spec. Excl. These sit outside standard product adaptation and the Cabinet Design Privilege — they are separately chargeable ELS services.
Layered ambient, task and accent lighting; fixture selection; CCT and CRI strategy; lux targets; switching; scenes; driver access and cabinet-lighting integration.
Trade scope alignment, work sequencing, instruction sheets, approval gates, variation control, site checks and coordination across cabinets, ceiling, electrical, plumbing, lighting and finishes.
Dedicated concepts and technical development for high-impact spaces that cannot be solved by standard product adaptation.

ELS plans. ALUMAX supplies. Where you start depends on how much help you need.
| What you need | Best path |
|---|---|
| I only need cabinet, door or window supply | ALUMAX — Product-Only |
| I need help with layout, material, colour & appliance positions | ALUMAX + ELS Design Support |
| I have multiple trades, site constraints, sequencing & QC concerns | ELS Coordination Studio |
Made-to-supply products come straight from ALUMAX. Multi-trade and specialist work is coordinated by ELS on a project basis.
Manufactured / supplied product systems — order direct, or have ELS specify them first.
Multi-trade and specialist scopes — coordinated to one approved scope and quoted per project.
SPC flooring is supplied directly by ALUMAX; broader flooring systems and the scopes above are coordinated by ELS on a project basis. Final scope and price follow site measurement.
Every ALUMAX product decision runs through these filters — they drive material choice, zone classification, hardware selection and maintenance requirements.
Clear deliverables and checkpoints at each stage — so you always know exactly where the project stands and what comes next.
We clarify your property type, location, spaces, budget, timeline, lifestyle, priorities and main concerns.
We study the layout, usage, storage, materials, lighting, appliances and site risks.
We define material choices, product systems, technical requirements and trade coordination needs.
Scope, price, material, colour, drawing, timeline, payment terms, exclusions, variation rules and warranty scope are confirmed before work proceeds.
ELS coordinates selected specialist trades and product partners according to the approved scope, drawings, specifications and site conditions.
We document progress, inspect key stages, list defects, coordinate rectification and support the handover process.
A normal studio hands over pretty images. ELS hands over coordinated, approved, site-ready deliverables — which ones depend on your service track and scope.

ALUMAX is the product and supply engine — cabinets, aluminium windows, doors, office systems and surfaces. ELS adds the design and specification layer on top, then coordinates how every piece lands on site.
| Responsibility | Owner |
|---|---|
| Product & material warranty | ALUMAX |
| Fabrication / installation | ALUMAX |
| Design & specification coordination | ELS |
| Site coordination & inspection support | ELS |
| Third-party works outside ALUMAX scope | Appointed trade |
ALUMAX is responsible for the product, fabrication, delivery, installation and product warranty. ELS is responsible for design support, specification coordination, documentation and inspection support, where included in the selected service level.

| Zone | Recommended material |
|---|---|
| Dry bedroom / TV / office cabinet | P6 PB / E1 / E0 (by budget) |
| Semi-wet pantry / laundry-adjacent | E1 / E0 with protection, or ACP aluminium if high-risk |
| Wet kitchen base / bathroom vanity | ACP aluminium or honeycomb aluminium |
| Heavy-duty, long-term use | Honeycomb aluminium / project basis |
“Moisture-resistant” does not mean “waterproof.” P6 particleboard suits dry areas; wet kitchens, laundries and bathroom vanities need ACP or honeycomb aluminium.
ALUMAX packages define the product specification level. ELS service levels define how much planning, coordination and QC your project needs.
ALUMAX product packagesWe don't pretend every trade is in-house. We coordinate selected specialists to one approved scope, one drawing set and one standard — so nobody works blind.
No price is final before a site check. The real quotation follows measurement, material selection, approved scope and access conditions — so the number you get is the number that holds.
Changed your mind after approval? That's fine — it runs through a variation order, so cost, timeline and materials stay clear and agreed before anything moves.
We won't promise a fixed price before a site check, or outcomes nobody can control. We will promise clear decisions, real documentation and a build you can actually follow.
ELS is the planning and coordination layer — not a contractor. Clear boundaries keep your quotations honest and easy to compare.
ELS helps clarify scope, specifications, trade requirements and coordination risk — so quotations become easier to compare.
