A Sibu home is plannedfor the water, the heat, the wok.
Sibu sits inland on the Rejang, where low-lying streets can take on water in the monsoon, terrace and link homes stand close together, and older shophouse and timber houses carry decades of damp and termite history. The wet kitchen works hard here — heavy wok cooking, daily washing, constant humidity — so the lower zones and services take the most punishment. ELS plans for that reality: raising cabinetry and service runs off the floor, specifying washable, replaceable, quick-dry lower zones, and choosing materials by moisture zone rather than by budget. ALUMAX supplies and installs the products; ELS sets the scope, the specification and the QC before any trade starts.

Before you build in Sibu
City-specific checks we apply before any scope is locked.
| If | Then |
|---|---|
| Your street has taken flood water before | Raise cabinetry and service runs off the floor, and specify a washable, quick-dry lower zone that can be replaced rather than rebuilt after a flood. |
| The wet kitchen carries heavy wok cooking | Split wet from dry, ventilate hard, and specify aluminium bases where grease, water and heat concentrate. |
| It's an older shophouse or timber home | Check skirting and substructure for termite paths and damp before any new joinery goes in. |
| It's a terrace or link house sharing party walls | Plan wet works, drainage and ventilation against the shared-wall condition — damp and noise cross both ways. |
| You're buying cabinetry, windows or panels | ELS specifies the tier (Essential / Signature / Bespoke) and detail; ALUMAX supplies and installs. |
Building for a river town
Sibu's low ground and monsoon rain put the lower zones of a home in the firing line — so ELS plans them to survive and recover.
Heat, damp, termites and tight terraces
Beyond flood, Sibu's constant humidity, termite pressure and close-packed housing decide what actually lasts.

Common questions
Is my Sibu street at flood risk, and does it change the renovation?
If your area is low-lying or has taken water before, it changes the lower zones most. ELS raises cabinetry and service runs off the floor, specifies washable, quick-dry, replaceable lower panels, and chooses wet-zone materials that recover after a flood instead of writing off. The dry, upper parts of the home can follow a normal spec.
I have an older shophouse or timber home — is it worth renovating?
Often yes, but the substructure and damp history decide the order of work. Before any new joinery, ELS checks skirting and substructure for termite paths and moisture, so new cabinetry isn't installed over a hidden problem. What lasts depends on treating the base first, then specifying materials by zone.
The wet kitchen does heavy wok cooking — how should it be planned?
Split wet from dry, ventilate hard, and put the toughest materials where grease, water and heat concentrate. ELS specifies aluminium bases for the wet-kitchen zone, plans the dry and wet layout together, and coordinates the extraction and services. ALUMAX supplies and installs the cabinetry and hardware.
Is ELS based in Sibu, and do you work elsewhere?
Yes — Sibu is ELS's home base, and we work across Sarawak by appointment. Being based here means we plan around Sibu's flood, damp and housing conditions first-hand. ELS plans, specifies, coordinates and runs QC; ALUMAX supplies and installs its products.
