ELS+ Renovation Delivery · ELS

ELS+ — Design, coordinated through delivery.

Approved designs brought together through selected contractors and specialist trades, with defined scope, site coordination, quality checks and handover.

Suitable projects

ELS+ starts with two defined offers.

Premium kitchen renovation

ELS design, ALUMAX cabinetry and products, ELS+ wet works and specialist coordination.

Selected whole-unit refurbishment

A defined renovation scope with clear exclusions, suitable for homeowner or StayReady projects.

Other projects are assessed case by case.

What ELS+ coordinates

  • Coordination of the selected contractors and specialist trades named in your proposal.
  • Scheduling of the works against the programme set in your proposal.
  • Site coordination between the trades.
  • Quality checks at the stages set in your proposal.
  • Handover records.

Each proposal states who contracts each trade.

Coordination is not a promise of an outcome or a date. What is committed is set in your proposal.

ALUMAX is a product supply and installation partner within the project. ELS tells you when a recommendation involves ALUMAX or another commercial partner.

Specialist capabilities

Grouped by what your project needs, not as a list of contractors. Your proposal names who carries out each item.

Wet areas and surfaces

  • Wet works, waterproofing and tiling
  • Tile joint finishing and grouting

Joinery and metalwork

  • Carpentry and cabinetry
  • Stainless steel and iron fabrication

Floors, ceilings and walls

  • Flooring, ceilings and partitions

Building services

  • Electrical, plumbing and air-conditioning

Structural changes

  • Structural alterations, subject to project assessment and required professional involvement

Structural work is assessed separately, with an engineer. ELS+ coordinates the engineer and the qualified execution team; contractor workmanship alone does not establish whether an alteration is structurally appropriate.

Delivery process

  1. 01

    Assessment

A site review and project assessment, including any structural question for an engineer.

  2. 02

    Design

ELS designs and specifies; the approved design is the basis of the works.

  3. 03

    Agreed scope and price

Drawings, specifications, inclusions, exclusions and payment stages are set in your proposal.

  4. 04

    Works

The selected contractors and specialist trades carry out the works, coordinated by ELS+.

  5. 05

    Inspections

Checks at the stages set in your proposal, including before concealment.

  6. 06

    Handover

A documented handover: defects, rectification ownership, warranties and maintenance information are recorded.

Quality controls

Quality is a delivery standard, not a description of the trades.

01

Verified relevant work

Completed work is inspected and references are checked before a trade is selected for your proposal.

02

Written scope and pricing

Materials, quantities, exclusions, preparation and variation rates are defined in writing.

03

Approved samples

Visible finishes, junctions and workmanship are confirmed before full installation.

04

Inspection before concealment

Waterproofing, services and concealed construction are checked at the stages set in your proposal.

05

Documented handover

Defects, rectification ownership, warranties and maintenance information are recorded.

Material approvals, samples, inspection stages, progress records and defect tracking.

Defect tracking is a record of what is found. How defects are rectified is set in your proposal.

ELS's service targets: Site Observation Report issued within 36 hours of each milestone visit; a standard technical query (RFI) answered within 5 working days.

Your proposal

Each ELS+ proposal names the business you contract with, and defines five commitments.

Scope and price
Drawings, specifications, inclusions, exclusions and payment stages.
Completion
Programme, milestones and how delays are handled.
Changes
Written approval of additional cost and time before variations proceed.
Quality
Approved samples, inspection stages and acceptance criteria.
Rectification
Defect reporting, response process and applicable warranty terms.

This page sets no contract terms. Payments, defects and warranties are set in your proposal.

How coordination is priced

Project basis — but the basis is clear.

Coordination is quoted per project because scope, trades and site conditions vary — but the fee is built from a clear basis, so you always know how the number is formed.

01

Fee basis

A fixed-scope fee for a defined scope or a percentage of the coordinated works for larger multi-trade projects — whichever fits the size and length of the job.

02

Site inspections

A defined number of scheduled site inspections is included, set in the approved scope against the build programme.

03

Additional visits

Visits beyond the included inspections are charged at a per-visit rate, agreed up front.

04

Outstation travel

Work outside Sibu carries a per-trip travel charge (for reference, the ELS technical site survey is from RM500 outstation versus RM300 in Sibu).

The applicable basis, the number of included inspections and the rates are set in your quotation after site measurement and an approved scope. All fees exclude SST.

Evidence

Specimen

No verified ELS+ project is published yet.

A project will be shown here only when it is verified. Until then, the specimen document pack shows the kind of records a project produces. It is a specimen, not a completed project.

Questions

Who do I contract with?

Each ELS+ proposal names the business you contract with, and who contracts each trade.

How and when do I pay?

Payments are set in your proposal.

What about defects and warranties?

Defects and warranties are set in your proposal: defect reporting, the response process and the warranty terms that apply. Defects found at inspection and handover are recorded.

What if the scope or the schedule changes?

Changes are approved in writing, with their additional cost and time, before they proceed. How delays are handled is set in your proposal.

Can ELS+ handle structural work?

Structural alterations need a separate assessment and an engineer. They are subject to that assessment.

Where does ALUMAX fit?

ALUMAX is a product supply and installation partner within the project. ELS tells you when a recommendation involves ALUMAX or another commercial partner.
