ELS+ SmoothWall provides a defined interior wall-refinishing service, combining compatible skim-coat materials, controlled application and mechanised sanding with connected dust extraction.
Designed for residential and selected commercial interiors in Sibu, Sarawak.

What is included?

Surface assessment
We inspect visible substrate conditions, identify defects requiring separate repair and determine whether the wall is suitable for skim coating.
- 02
Basic surface preparation
Remove ordinary loose dust and residues, undertake minor surface preparation and protect adjacent finishes within the agreed work area.
- 03
Two-coat skim application
Apply two thin coats of approved, substrate-compatible interior skim compound, allowing the required drying interval between applications.
- 04
Machine sanding with dust extraction
After the compound has dried sufficiently, sand the surface using a professional wall sander connected to dust extraction. This reduces airborne sanding dust but does not make the process completely dust-free.

Finishing inspection and handover
Check the treated surface against the agreed finish standard, carry out minor finishing corrections within scope, and remove normal work-related dust and protective materials.
Deliverable: A smooth, prepared wall surface suitable for the next approved primer/sealer and painting system, subject to final inspection.

What is not included?
The standard package does not include:
- Final primer, sealer or painting
- Major replastering or significant wall straightening
- Waterproofing or unresolved moisture problems
- Structural cracks, movement-related defects or extensive plaster delamination
- Full wallpaper removal or large areas of failed coating removal
- Specialist high-gloss or critical-lighting surface preparation
- Ceiling work, scaffolding or high-access equipment
- Furniture moving, major dismantling or substantial waste removal
Where additional work is necessary, it will be explained and priced separately before approval.
How pricing works
For suitable interior walls:
Indicative unit rate: RM3.80 per sq ft of treated wall surface.
Minimum project value: RM3,040.
Example:
- 800 sq ft × RM3.80 = RM3,040
- 1,000 sq ft × RM3.80 = RM3,800
The quoted measurement is based on the actual approved wall areas, not the property's floor area.
The standard rate assumes sound, accessible interior surfaces requiring ordinary two-coat skim refinement. Existing damage, wall condition, required preparation and access can change the final quotation.
Sibu is the initial service area. Outstation work is assessed separately.

A smooth finish depends on more than sanding.
We assess the wall condition, select a compatible material system, allow appropriate drying, inspect the result and document outstanding defects before handover.
Our sanding equipment is designed to remove much of the dust at source, reducing the amount released into the surrounding work area. Protective measures and cleaning are still required.
We do not promise that skim coating will correct structural movement, prevent moisture problems or make severely uneven walls perfectly flat.
Frequently asked questions
Is SmoothWall the same as painting?
No. SmoothWall prepares and refines the wall surface. Primer, sealer and paint are separate unless explicitly added to the quotation.
Can you skim an existing painted wall?
Sometimes. The existing coating must be sufficiently sound, clean, dry and compatible with the selected compound. Failed or unsuitable coatings may require removal or a different preparation method.
Can you repair cracked or damaged walls?
Minor surface imperfections may be addressed within the agreed scope. Significant cracks, loose plaster, water damage or movement must be assessed before refinishing.
Is the sanding dust-free?
No. Connected dust extraction reduces airborne sanding dust, but some dust may remain. Additional protection and cleaning are part of responsible site work.
How long will the work take?
Duration depends on wall area, condition, humidity, ventilation and the compound's drying requirements. The project programme is confirmed in the quotation.
Does SmoothWall include a warranty?
The written quotation sets the applicable workmanship commitments, defect-reporting process, exclusions and rectification terms. Pre-existing structural or moisture-related causes are not automatically covered.
Can I book SmoothWall without a complete ELS design package?
Yes, suitable standalone finishing projects may be assessed as defined ELS+ works. Any separate assessment, design or additional services will be identified before confirmation.
Your contract
Your contract for the works is with ELS Design and Build; your proposal names each trade and what it supplies. Completion, dates and rectification obligations are the ones set in your contract.
ELS+ works are contracted by ELS Design and Build. Defects, warranty and payments are set in your proposal.
