Not for the design services (Style Adaptation, Design & Specification), which provide the agreed design deliverables. ELS designs and specifies complex spaces. Under Style Adaptation and Design & Specification, ELS recommends the order of the work and checks the hand-offs set in the commissioned scope. Under ELS+ (Design and build): ELS+ takes responsibility for delivering the works included in its contract, using selected contractors and specialist trades. We resolve the design, document what needs to be built, record the agreed checkpoints and coordinate review of outstanding items within the contracted scope; the trade works themselves are carried out by ALUMAX or by appointed specialist trades, all to one approved scope and standard. Clients using independently appointed contractors must nominate a main contractor responsible for site management and trade coordination. ELS+ (Design and build) is different: ELS+ takes responsibility for delivering the works included in its contract, using selected contractors and specialist trades. ELS+ works are contracted by ELS Design and Build. Defects, warranty and payments are set in your proposal. Your proposal sets out the contracting parties, the scope by group, payments, milestones and who rectifies each part. Completion, dates and rectification obligations are the ones set in your contract.

Under the design services, ELS quotes design, specification and coordination. ALUMAX prices the ALUMAX products in the approved scope; other specified suppliers and specialist trades quote their own packages. ELS holds no product price. ELS helps you compare those quotations on one clear scope — there is no final construction cost guarantee before site measurement. Under ELS+ (Design and build), the works included in its contract are priced by a project-basis quotation in your proposal. Work you appoint separately is outside the ELS+ contract.

Yes. Under the design services, your own foreman or contractor can build to the approved drawings, specifications and trade matrix, with ELS checking the hand-offs set in the commissioned scope — so everyone works to the same scope and standard, and quotations stay comparable. Clients using independently appointed contractors must nominate a main contractor responsible for site management and trade coordination. Under ELS+: Work you appoint separately is outside the ELS+ contract.

Configuration is included; design authorship is charged. Choosing one of the five curated styles and configuring standard ALUMAX products costs nothing. Original design work — space planning, bespoke detailing, technical documentation — is a paid professional service. Premium lighting planning, ELS+ (Design and build), bespoke feature-space design and additional drawings are separately chargeable.

Style harmonization applies one approved ELS colour and material language across selected spaces and adapts ALUMAX products to the property. Full interior design involves broader concept development, custom layouts, feature spaces, detailed lighting, non-ALUMAX selections and additional technical documentation.

You may save references from different styles, but ELS will establish one primary design language and normalize conflicting colours, patterns and finishes. Mixing every preferred element without control usually creates an inconsistent result.

Under ELS+ (Design and build): Your contract for the works is with ELS Design and Build; your proposal names each trade and what it supplies.

No. Final quotation depends on site measurement, material selection, approved scope, access condition and final technical requirements.

Yes. Changes after confirmation may require variation orders for cost, timeline, material or workmanship adjustments.

Yes, but only for selected projects with suitable scope, budget and timeline. ELS+ (Design and build) is offered for selected projects and quoted per project.

Yes, for a defined set of repair tasks. ELS Recovery, delivered by the ELS+ team, quotes tile replacement, plaster recovery, paint recovery, sink adjustment, cabinet adjustment and sealant renewal one task at a time, after photos and, where needed, a site inspection. If it concerns work ELS contracted, say in your message that it is a defect in that work. ELS Recovery adjusts and replaces supported hardware only on systems ELS can identify. ALUMAX-supplied cabinets, and cabinet restoration and refurbishment, stay with ALUMAX, and so does a replacement component for an ALUMAX product. Other repairs, such as a leaking tap, are outside ELS's scope.
