Those figures are the ceiling by home type; the 8% rate applies between the RM4,000 minimum and that ceiling. Coordinated project value counts the ALUMAX and appointed-trade scopes in the approved coordination matrix — not ELS fees, SST, loose furnishing, authority fees or unappointed work. Below roughly RM50,000 of coordinated value, Design + Specification with separately scoped coordination is usually the better fit.

Between the floor and the cap you pay 8% of the coordinated project value — so a smaller scope is not charged a heavy flat fee.

The Managed Project Engagement is 8% of the approved coordinated project value, subject to a RM4,000 minimum and a cap by home type (RM15k mid-terrace, RM20k corner / end terrace, RM25k semi-detached, RM50k detached / bungalow). The individual add-ons are scoped per job — no fixed list price. Firm published starting points elsewhere: Style Adaptation from RM800, Design + Specification from RM1,600, and the ELS technical site survey from RM300 (Sibu) or RM500 (outstation). Credited in full against a qualifying confirmation within 60 days — conditions apply.
The Style Adaptation starting fee is the price for one room. Four rooms RM2,800. Each room beyond the fourth is RM800. The Design + Specification starting fee is the price for one room. Four rooms RM5,600. Each room beyond the fourth is RM1,600.
