“Moisture-resistant” does not mean “waterproof.” P6 particleboard suits dry areas; wet kitchens, laundries and bathroom vanities need ACP or honeycomb aluminium. E1/E0 are emission grades, not waterproofing.

Confirm: Layout, appliance sizes, wet-zone material, ventilation.

Watch-out: Approved before the internal layout is decided.

Watch-out: Cable routes and power points planned too late.

Watch-out: Wood-based material used in a constantly wet zone.
Confirm: Moisture-safe material, plumbing access, ventilation.

Watch-out: Humid storage sealed with no airflow.
Confirm: Appliance sizes, drainage, ventilation.

Watch-out: No cable management or load planning for storage.
Confirm: Workstations, storage load, cabling, durability.
Know your range before you ask

ALUMAX carries the estate's one Budget Range tool — product ranges by package level, confirmed by measurement. ELS's own fees are Design Direction from RM800, Design + Specification from RM1,500, and Coordination on a project basis.
