Kuching · Sarawak · Renovation

Kuching renovates by the rules — strata approvals, not just drawings.

As the state capital, Kuching tends to be a busy, competitive renovation market — and a great many homes here are apartments, condominiums and strata units, where the management body, not just the homeowner, decides what you can build. Lift bookings, work-hour and noise limits, protection of common property and the building's waterproofing membrane all shape the job before a single cabinet is fitted. In the suburbs, terrace and semi-D houses across new townships and the older heritage core each carry their own structural quirks. ELS designs, specifies and coordinates the whole job to your building's actual rules — so approval comes first and the work runs clean.

Renovating to the building's rules

In a strata building, the management body's rules run the job as much as the design does. ELS coordinates the whole renovation to them.

Management / JMB approvalMost strata buildings require written approval and a deposit before work starts, with rules on scope.ELS checks: prepares the submission pack — drawings, scope and trade list — so the management body can approve without back-and-forth.
Lift bookings & accessAbove ground floor, everything moves through a shared lift on the building's schedule.ELS checks: plans deliveries and hoisting around booked lift slots and access windows so trades aren't left waiting.
Work-hour & noise rulesStrata living limits when noisy or dusty work is allowed to happen.ELS checks: plans the loud stages — hacking, drilling — into the permitted hours and briefs each trade before they arrive.
Common property & membraneDamage to shared corridors, or a breached waterproofing membrane, becomes the owner's liability.ELS checks: specifies protection for common areas and checks that the waterproofing specialist's membrane test is recorded before tiling, to reduce the risk of leaks to the unit below.
Beyond the high-rise

Terrace, semi-D and the heritage core

Kuching's landed homes range from brand-new township terraces to century-old shophouses — each with its own structural reality and its own answer to the climate.

New-township terrace & semi-DDeveloper builds vary in wall type and layout; what looks structural may not be, and vice versa.ELS checks: checks the original build before opening any wall so load-bearing elements and services are respected.
Heritage-core shophouseOld Kuching's shophouses share party walls with neighbours and have older, sometimes fragile structure.ELS checks: coordinates trades to work gently.
Monsoon rain & humidityKuching sees heavy monsoon rain and constant humidity that test every wet area, window and external wall.ELS checks: specifies aluminium windows and screens plus wet-area detailing built for heavy rain and high humidity.
West sun & ventilationAfternoon sun and still, humid air leave some rooms hot and stuffy through the day.ELS checks: plans openings, screens and layout so rooms shed heat and move air instead of fighting the climate.
Designed for the climate here

Humidity & mouldEnclosed joinery, wet zones and still-air corners — everywhere in Sarawak.ELS response: Damp-stable, sealed materials in wet zones; airflow into closed runs; no untreated timber where it stays wet.Industry standard
Heat gainWest and east elevations, and glazing struck by the sun.ELS response: Fixed shading sized to the orientation, cutting the load before the aircon runs — the reason a louvre's depth and angle are designed, not chosen for looks.Industry standard
Rainwater dischargeEvery roof, canopy and hard surface.ELS response: Falls, discharge points and a route to the drain set out on the drawing — the most common local defect is water that ponds because no one planned where it goes.Industry standard

How to read our claims

We grade every strong technical claim by its evidence and review them on a schedule. A manufacturer test is not a design lean — we label which is which rather than dress one up as the other.

Manufacturer-testedA figure the product's maker publishes from their own testing or datasheet.
Industry standardEstablished material science or building practice — not specific to one product.
ELS field guidanceWhat ELS has repeatedly seen on Sarawak sites. Experience, not a lab result.
Design recommendationA judgement about how a space should look or feel. Reasonable people may differ.

Claims last reviewed 2026-07-23. Figures are planning guidance, not warranties — real performance depends on the specific product, its installation and the site's exposure, and is confirmed on the product datasheet and after site measurement.

Common questions

Common questions

Do I need management approval to renovate my Kuching condo?

Almost always, yes. Most strata buildings require the Joint Management Body or management office to approve your scope in writing before work begins — often with a renovation deposit held until you finish. ELS prepares the drawings and scope pack for the management's review, then plans the works to the building's rules.

What rules usually apply inside a strata building?

Typically lift bookings for materials, limited work hours, noise and dust controls, protection of common corridors, and rules against touching the building's structure or waterproofing membrane. Every building differs, so ELS works from your building's actual house rules rather than a generic checklist.

Can I renovate a heritage shophouse in the old town the same way?

Not quite — older shophouses share party walls with neighbours and have older, sometimes fragile structure. ELS coordinates trades to work carefully. If your building sits within a conservation area, added approvals may apply.

Does the heavy Kuching rain change how you plan a renovation?

Yes. Constant humidity and heavy monsoon rain drive our specification for wet areas, external walls and openings. ELS specifies aluminium windows, doors and screens plus wet-area detailing suited to the climate, and sequences messy outdoor work around the wetter months where possible.
