A soffit for the monsoon.

For exterior ceiling treatment — car porches, balconies, entrance canopies, covered walkways, roof eaves and external soffits — the Sarawak specification must account for heavy monsoon rain, wind-driven moisture, humidity and difficult maintenance access.

The critical rule

The exterior ceiling must NOT be treated as the waterproofing layer — the roof, balcony or canopy above must independently prevent and discharge water.

Before the soffit is closed

Mandatory coordination points

Before closing an exterior ceiling, locate and photograph:

  • Gutters, downpipes and balcony outlets.
  • Roof and waterproofing junctions.
  • Electrical cables, LED drivers and junction boxes.
  • Gate motors and control panels.
  • CCTV, Wi-Fi and security equipment.
  • Exhaust ducts and AC pipes.
  • Ceiling fans and pendant-light supports.
  • Roof-cavity ventilation openings.
  • Insect, bird and rodent barriers.
  • All future maintenance access points.

Heavy lights, fans and suspended features need independent structural support — they must not hang from the decorative ceiling or lightweight subframe alone.

Sign before closing the soffit

Require the specialist to sign an exterior-soffit readiness form confirming the roof above is watertight, the support points are suitable, concealed services have been tested and the proposed material suits the exposure class.
