The detail

Required inputs: Site measurement, an approved specification and the confirmed product order.
Expected duration: Runs with the build programme — scoped per project.
Response times: ELS's service targets: Site Observation Report issued within 36 hours of each milestone visit; a standard technical query (RFI) answered within 5 working days.
Decision stages: Scope → approve → coordinate → inspect & handover.
You approve: Scope, materials, drawings, price and timeline before work proceeds.
Revisions: After sign-off, the first 2 major changes are included; further major changes are charged per the approved offer terms.
Not included: Product supply and installation, which is ALUMAX's scope; Specialist scopes — waterproofing, façade, drainage, ventilation — quoted per project; Daily supervision & labour dispatch.
Who executes: You contract every trade; ELS contracts none of them. ELS recommends the sequence, identifies the dependencies between trades and flags readiness at the quality checkpoints; it does not direct labour or control the contractors' programme, and the trades' own workmanship stays with whoever you appointed. ALUMAX remains responsible for its own products and their installation. THE COORDINATION FEE IS NOT THE COST OF THE RENOVATION: the trades and the products are quoted and paid separately.
Fee basis & payment: Quoted per project against the agreed scope and programme, payable in stages set in that quotation.

Who is responsible for what

Who designs	ELS, the overall design; ALUMAX, product configuration and detailing for what it supplies
Who supplies	ALUMAX, for its own products; other specified suppliers, for theirs
Who installs	ALUMAX, for its own products; every other trade is appointed by you
Who carries each warranty	ALUMAX, on its own products; each trade you appoint, on its own workmanship

ELS produces the specification; it does not build. ALUMAX supplies and installs its own products under its own warranty, and every other trade — electrical, plumbing, tiling, ceiling, waterproofing — is contracted directly by you, to this specification.

How coordination is priced

Project basis — but the basis is clear.

Coordination is quoted per project because scope, trades and site conditions vary — but the fee is built from a clear basis, so you always know how the number is formed.

Fee basis

A fixed-scope fee for a defined scope or a percentage of the coordinated works for larger multi-trade projects — whichever fits the size and length of the job.

Site inspections

A defined number of scheduled site inspections is included, set in the approved scope against the build programme.

Additional visits

Visits beyond the included inspections are charged at a per-visit rate, agreed up front.

Outstation travel

Work outside Sibu carries a per-trip travel charge (for reference, the ELS technical site survey is from RM500 outstation versus RM300 in Sibu).

The applicable basis, the number of included inspections and the rates are set in your quotation after site measurement and an approved scope. All fees exclude SST.
