Before ceiling work starts, record every item passing through or supported above it:
- Downlights, tracks, pendants and LED drivers.
- Ceiling fans and chandeliers.
- AC fan-coil units, ducts, diffusers and return-air paths.
- Condensate and plumbing pipes.
- Sprinklers, smoke detectors and emergency systems.
- CCTV, Wi-Fi access points, speakers and projectors.
- Motorised curtains and recessed curtain tracks.
- Access panels and maintenance clearances.
Fans, chandeliers, heavy panels and mechanical equipment need suitable independent structural support — they must not rely on the plasterboard or decorative ceiling frame alone.

The specialist signs a ceiling and MEP coordination acceptance form before closing the ceiling. Once closed, repositioning a concealed valve, driver, pipe or AC component becomes recovery work, not a simple ceiling correction.
