Living Room- Best for
- Rooms that need timber's look with real moisture tolerance — the safest of the three for a Sarawak ground floor.
- Watch out
- The wear layer is thin: deep scratches cannot be sanded out, only replaced. A poorly levelled slab telegraphs through.
- Cost effect
- Lower than tile or timber once laid.
- Scope effect
- Needs a level, dry slab; screeding and moisture readings belong in the programme before delivery.
- Responsible

- Best for
- Wet and high-traffic areas, and any ground floor with a real flood history.
- Watch out
- Hard and cold underfoot, and grout is the maintenance line — colour choice matters more than most clients expect.
- Cost effect
- Varies widely by format; large formats cost more to lay than to buy.
- Scope effect
- Sets floor level and threshold details against adjoining rooms; falls and drainage must be resolved first.
- Responsible
- Specialist trade
- Best for
- Bedrooms and upper floors where warmth matters and water exposure is genuinely low.
- Watch out
- Real timber moves with humidity; in an unconditioned Sarawak room expect movement at the joints. Not for a ground floor with flood risk.
- Cost effect
- The highest of the three, and the most sensitive to species.
- Scope effect
- Requires acclimatisation time on site and a decided expansion gap at every perimeter and threshold.
