Hospitality & Short-Stay
A stranger every few nights, a housekeeper every morning.
Price is a relative direction only — never a quotation. The real figure is confirmed by ALUMAX or a specialist at site measurement.
One approved build, component by component.
The hospitality vertical — hotels, serviced apartments and short-stay. It composes the durability of StayReady, the wet-zone rigour of the Bathroom standard and the zone logic of the Kitchen standard into one contract-grade, repeatable room: approve a prototype, freeze the specification, repeat it across the floor with batch QC. ALUMAX supplies the cabinetry, kitchenette and glass; specialists supply the wet build, floor, walls, FF&E and lighting to the ELS requirement.
| Component | Route | ELS specification | Status |
|---|---|---|---|
| Cabinetry & millwork | ALUMAX | Contract-grade, on the same substrate-by-zone logic as a home but standing on a sealed aluminium or stone plinth (housekeeping wet-mops daily); repeats identically across every room from one frozen specification.ALUMAX code confirmed on the finishes catalogue. | Primary |
| Bathroom & wet-zone | Specialist trade | Built to the Bathroom & Wet-Zone standard — tanking flood-tested before tiling, R11 floor (R12 shower), falls to a drain, WELS tapware. The room that fails a guest review fastest if it leaks or slips. | Sample hold |
| Kitchenette / pantry | ALUMAX | To the Kitchen Material zones — ACP or honeycomb on any sink run, a non-porous stone top; sized to the stay length (a serviced suite, not a full wet kitchen).ALUMAX code confirmed on the finishes catalogue. | Supporting |
| Flooring | Specialist trade | Commercial-grade porcelain or SPC, wear-rated for high guest traffic, R10 (R11 to wet zones), quiet underfoot in rooms and corridors. | Supporting |
| Wall finish | Specialist trade | Scrubbable, washable and durable to contract cleaning — a photographic feature in the guest room, hard-wearing in corridors and back-of-house. | Supporting |
| Soft furnishings & FF&E | Specialist trade | Contract-grade upholstery, curtains and bedding — specified to the venue's own fire-rating and rub-count requirement, brand-consistent across rooms, quick for housekeeping to reset and cheap to replace. | Supporting |
| Lighting | Specialist trade | To the Lighting Atmosphere Standard — warm residential 3000K in guest rooms for the photograph and the welcome; task or neutral in back-of-house; CRI ≥90 throughout. | Conditional |
| Metal & hardware | ALUMAX | To the Metal & Hardware Standard; the commercial pantry and back-of-house are the one place an exposed bar handle is allowed.ALUMAX code confirmed on the finishes catalogue. | Accent-only |
| Finishes to avoid | Specialist trade | High-gloss fronts (a fingerprint from every guest, glare in the photo); a wood-based carcass in any wet zone; fabric drapes in contract-cleaned corridors; a bespoke one-off per room that can't be repeated or replaced across the floor. | Not recommended |

Where the original selection is unavailable or commercially unsuitable, an approved equivalent must match it on every axis above. The installer must never choose an equivalent on site — a substitution is subject to ELS design and specification review and client approval.
ELS selects, specifies and coordinates materials to one approved design direction. Products supplied by ALUMAX are quoted, supplied and warranted by ALUMAX. Products and works supplied by specialist trades remain under the respective specialist's quotation and warranty. Any proposed substitution is subject to ELS design and specification review and client approval.
