Corporate office fit-out, designed and specified for installation

ELS designs and specifies the joinery for a corporate floor plate — reception, workstation floor, boardroom, pods, pantry — and hands ALUMAX a drawing set precise enough to fabricate and install from. The difficulty is that an office fit-out has to land inside a building someone else already built: a fixed ceiling grid, sprinkler and diffuser positions, a landlord's fit-out conditions, and cabling that has to terminate inside the furniture rather than behind it.

What this sector has to solve

The problems that decide the specification.

Acoustic separation inside an open floor

Phone booths and glazed discussion pods sit in the middle of a working floor, and the leak path is rarely the panel itself — it is the door seal, the glass-to-frame junction and the gap over the pod head into the ceiling plenum. The shell build-up, seal detail, internal absorption and the ventilation path have to be resolved together, because the return-air opening is usually what trades against the noise target.

Power, data and AV terminate inside the joinery

The boardroom table, the media credenza and the workstation pedestals are where cabling actually ends. Point counts, floor-box positions, cable capacity, grommet locations, service loops and removable access panels are fixed at drawing stage — otherwise the installer cuts them on site and the credenza back is a hole.

Humidity, and air-conditioning that stops at six

An office here is only dehumidified while the AC runs; over a weekend or a shutdown the interior returns to ambient, and the cycle repeats every week. Carcass substrate, edge banding and back-panel sealing are specified for that cycle rather than for the occupied condition, and pantry wet zones, sink surrounds and the underside of counters take moisture-resistant board instead of standard chipboard.

Setting-out against services the base build already fixed

Sprinkler heads, diffusers, FCU access hatches, smoke detectors and the ceiling grid are set before the fit-out starts. Full-height storage walls, lit display shelving and pod roofs have to be set out against those positions so nothing blocks a maintenance hatch, obstructs a sprinkler spray pattern or forces a services relocation that the landlord then has to approve.

Getting the work into an occupied building

Panels reach the floor through a lift car, a corridor and a door swing, and fit-out conditions commonly restrict noisy work to defined hours. Panel sizes, break points and site-joint locations are decided in the drawings so a long credenza or storage wall can be carried up in sections and assembled in sequence, with the joints landing where they read as a line rather than a defect.

Reception lobby

A curved counter that works at two heights — visitor face and staff working surface — with lit display and brochure shelving positioned so it does not glare across a monitor, and a hard-wearing front edge at the point everyone leans on.

Open-plan workstation floor

Workstation clusters and pedestal units set out on a repeatable grid that aligns with floor boxes and lighting, with a tall storage run along the corridor wall that keeps its line past every column and riser.

Executive office — storage wall

One full-height wall doing four jobs: overhead cabinets, a lit open filing shelf at working reach, a drawer bank, and lockable base cupboards — with a tall wardrobe unit closing the end.

Director's room

A wood storage wall with lit display, a low credenza under the window line, and a desk detailed in the same material family so the room reads as one piece of joinery rather than furniture placed in a room.

Boardroom

An AV media wall with display niches flanking the screen, over a full-length low credenza that carries the cabling, the switching and the access panels out of sight of the table.

Discussion pod

A glass-and-timber enclosure that has to stand free on the floor plate, hold its own acoustic performance, carry an in-pod media credenza, and sit alongside corridor tea-point cabinetry without crowding the circulation route.

Phone booth pod

A single-person oak-lined shell where the wall-mounted desk shelf, the ventilation path and the door seal all compete for the same few centimetres — resolved on drawing, not on site.

Collaboration and breakout lounge

A fluted TV feature wall over a long low credenza, with lit open shelving above a tea-point counter — the tea point being the wet element that sets the substrate and worktop specification for the whole run.

Pantry and staff dining

A working kitchen run — tall and overhead cabinets, an appliance bay sized to the actual equipment, and a breakfast-bar island — detailed around water, heat, ventilation and daily cleaning rather than around the photograph.

Training and seminar room

A side credenza run with a stone top for equipment and refreshments, and a presenter wall carrying the lectern and under-screen cabinets, set out so the front row still sees the bottom of the screen.
