Bathroom & Wet-Zone

Waterproofing is the design; everything else sits on top of it.

Impact
Price impactNotable upliftTanking, falls and R-rated tile are a notable uplift — and the one place cutting cost guarantees a callback.
Usage impactThe wettest room, where Sarawak homes fail soonest; waterproofing and slip-rating are safety and longevity, not finish.
Visual impactTile and vanity read as the finish, but the invisible tanking is what keeps them looking new.

Price is a relative direction only — never a quotation. The real figure is confirmed by ALUMAX or a specialist at site measurement.

Collection specification

One approved build, component by component.

The wettest rooms in the house, where Sarawak homes fail soonest. ALUMAX supplies the aluminium vanity, its stone top and the glass screen; the waterproofing, tiling, drainage and sanitary specialists execute the wet build to the ELS requirement — in the right order, with the tanking tested before a single tile is laid.

Vanity cabinetryALUMAXACP or honeycomb aluminium carcass — the wettest cabinet in the house; no wood-based carcass survives it. Keep a removable service panel at the plumbing.ALUMAX code confirmed on the finishes catalogue.Primary
Vanity topALUMAXSintered stone or quartz, non-porous — survives daily splashing and trapped humidity where a porous top stains and harbours mould.ALUMAX code confirmed on the finishes catalogue.Supporting
Waterproofing / tankingSpecialist tradeA cementitious or PU liquid membrane, fully tanked to the wet areas with 150–300mm upstands, reinforced at junctions and drains, and flood-tested before tiling. The single most important wet-zone decision — everything else sits on it.Sample hold
Floor tileSpecialist tradePorcelain, R11 minimum (R12 to the shower floor), small format or mosaic in the shower so the tile follows the fall, rectified, ≤3mm grout.Supporting
Wall tileSpecialist tradePorcelain, rectified, full-height to the wet zones; a low-movement pattern a repeated tenant won't tire of.Supporting
Falls & drainageSpecialist tradeFloor falls 1:40–1:80 to a linear or point drain, with the shower zone graded independently so water never tracks to the door.Conditional
Sanitaryware & tapwareSpecialist tradeWELS water-efficiency rated; a wall-hung WC and vanity where the slab allows (faster to clean under); a concealed cistern with a maintainable access panel.Supporting
Glass shower screenALUMAXToughened glass, framed or frameless, with an easy-clean coating; hinge and channel finish coordinated with the Metal & Hardware Standard.ALUMAX code confirmed on the finishes catalogue.Supporting
Finishes to avoidSpecialist tradeA wood-based vanity carcass; polished large-format tile on a wet shower floor (slip, and it can't follow the fall); a concealed cistern with no access panel; any tiling started before the tanking is flood-tested.Not recommended
