Is my Sibu street at flood risk, and does it change the renovation?

If your area is low-lying or has taken water before, it changes the lower zones most. ELS raises cabinetry and service runs off the floor, specifies washable, quick-dry, replaceable lower panels, and chooses wet-zone materials that recover after a flood instead of writing off. The dry, upper parts of the home can follow a normal spec.

I have an older shophouse or timber home — is it worth renovating?

Often yes, but the substructure and damp history decide the order of work. Before any new joinery, ELS checks skirting and substructure for termite paths and moisture, so new cabinetry isn't installed over a hidden problem. What lasts depends on treating the base first, then specifying materials by zone.

The wet kitchen does heavy wok cooking — how should it be planned?

Split wet from dry, ventilate hard, and put the toughest materials where grease, water and heat concentrate. ELS specifies aluminium bases for the wet-kitchen zone, plans the dry and wet layout together, and coordinates the extraction and services. ALUMAX supplies and installs the cabinetry and hardware.
