Can you flood-proof a house completely?

Honestly, no — and anyone who promises it is overselling. Against a serious flood, the water will find a way in, so the goal is not a sealed fortress but a resilient home: one designed to survive the water and recover fast. That means keeping water out where it is feasible, and — for everything below the likely flood line — making each component either fully water-tolerant or cheap and sacrificial, never expensive and vulnerable. A home planned this way loses far less, dries out in days rather than weeks, and does not need gutting after every wet season. Resilience is a realistic promise; flood-proof is not.

What material should cabinetry be in a flood zone?

Below the likely flood line, aluminium — ACP or honeycomb aluminium — because it tolerates being submerged and can be cleaned and reused, where a board carcass swells, delaminates and becomes a total loss the moment it soaks. Wherever the layout allows, the base cabinetry is also raised above the line so it is not in the water at all. Above the line, ordinary materials are fine. The principle is the same one that governs Sarawak wet kitchens, pushed further: match the material to the water it will actually meet, and never put a swelling board where a flood can reach it.

How do you protect the electrics in a flood-prone house?

By raising the vulnerable points above the likely flood line and splitting the circuits so the ground floor can be switched off on its own. Low sockets, a low distribution board and floor-standing air-conditioning turn a flooded floor into a live electrical hazard as well as a write-off, so the specification lifts sockets, the DB and A/C clear of the line, and separates the ground-floor circuits from the rest of the house. Then, when water is coming, the household can isolate the affected level without losing power upstairs. The design and coordination are ELS's; the board and circuit work itself is done by a licensed electrician.

What does "sacrificial vs durable" mean?

It is the core decision for everything below the flood line. Each component there should be one of two things: durable — fully water-tolerant, like aluminium, so it survives and is reused — or sacrificial — cheap and easy to replace, so losing it in a flood costs little and it can be swapped out quickly. What you never want below the line is the expensive-and-vulnerable middle: a costly board cabinet or a delicate finish that is destroyed by the water and painful to replace. Sorting every low element into durable or sacrificial is what keeps a flood from turning into a full, expensive rebuild.

How do you help a house recover faster after a flood?

By designing the drying and clean-up in from the start. After the water drains, the enemy is trapped moisture — in voids, under kickplates and behind cabinets — which keeps a house wet and mouldy for weeks. So the specification plans drain paths so water leaves quickly, removable kickplates and accessible voids so the cavities can be opened and dried, and a tiered storage strategy that keeps the irreplaceable things high and dry in the first place. Paired with a simple household recovery plan — isolate power, drain, dry — it turns the aftermath from a weeks-long gutting into a clean-up measured in days.

How much does a flood-resilient renovation specification cost?

The Design + Specification service starts from RM1,500 (excl. SST), depending on scope. Site measurement is from RM300 in Sibu and RM500 outstation, creditable on confirmation. The fee covers the resilient layout, the material and electrical specification and the coordination; the final build cost is confirmed after measurement and an approved scope.
