Why do cabinets never fit properly in an old house?
Because old walls and floors are rarely square or plumb, and standard cabinetry is built as if they are. Decades of movement leave walls bowed, corners off ninety degrees and floors sloped, so a run built to a drawing that assumes a true rectangle ends up with tapering gaps, doors that will not align and a worktop that is not level. The fix is to measure the real condition first and detail the cabinetry to tolerance — with scribes, packers and adjustable feet planned in — so the finished run looks straight even though the room is not. That survey-first discipline is exactly what an old house needs and a showroom quote skips.
How do you deal with hidden leaks and damp in an old house?
By finding and fixing the source before anything is finished over it. Damp in an old Sarawak house usually has a cause — a failed seal, a cracked pipe, rising moisture or a roof leak — and covering it with new plaster, waterproofing or cabinetry simply hides an active problem that then rots the new work from behind. The survey looks for the source, we direct the fix, and only then does the new finish go on. It is slower and less glamorous than painting straight over a stain, but it is the difference between a renovation that lasts and one that shows the same damp patch again within a year.
Should I rewire the whole house?
Have a licensed electrician assess it first — but in an old house it is often wiser to rewire once, as part of the renovation, than to patch it room by room. Wiring from an earlier era may not match today's loads or safety, and it is buried behind walls and ceilings that are open now and closed later. Planning the new electrical layout up front — sockets, lighting, the kitchen and any A/C — means the rewire happens cleanly in one pass, while the walls are already open, instead of forcing you to hack them open again next year. We found termite damage — can we just replace the wood?
Replacing the wood without treating the cause just feeds the next generation. In Sarawak's climate termites are a recurring threat, and the damage you can see is rarely the full extent of it. The honest approach is to treat the infestation first — through a licensed pest specialist — and then specify termite-resistant materials in the vulnerable zones rather than rebuilding in the same timber that was eaten. Aluminium cabinetry and treated substrates take the risk out of the wet and ground-contact areas. Rebuilding like-for-like in untreated wood is how a family pays for the same repair twice.
Can we live in the house during the renovation?
Usually yes, if the works are phased and zoned for it. Renovating an occupied house means the family still needs to cook, wash and sleep somewhere clean each day, so the plan keeps a working kitchen and bathroom live while the rest is worked on, seals off the active zone for dust and noise, and moves through the house in stages rather than gutting it all at once. It takes longer than an empty-house job and needs more coordination, but for many families it is the only practical way — and planning for it from the start is far better than discovering halfway that the one working toilet is now behind a wall of tools.
