The renovation QC checklistwe run before you sign off

Most defects in Sarawak homes are not bad workmanship — they are checks nobody ran at the right stage. This is the staged QC checklist ELS uses: what we verify before production, during install, on wet-area and M&E points, and at handover. QC is about catching problems at the cheapest stage to fix them — on paper, not after install.

Stage 1

Before production / drawing approval

The cheapest stage to fix anything. Every check here is a line on paper, not a saw cut.

Dimensions match the site, not the floor planDeveloper plans are routinely off by centimetres; an unverified drawing produces a cabinet that won't fit.
Material specified per moisture zoneDry runs can use moisture-resistant board; wet zones need ACP or honeycomb aluminium. This must be fixed on the drawing.
Appliance and sink models confirmed before drawingHob cut-outs, oven housings and sink reveals are model-specific; a late swap means a rebuilt carcass.

What QC covers — and what it doesn't

A QC walk verifies that approved work was built correctly. It is not a redesign and it cannot fix decisions that were never specified.

What is a renovation QC checklist actually for?

It's a staged set of checks that confirm work is specified and built correctly at each point — before production, during install, on wet-area and M&E details, and at handover. The aim is to catch problems at the stage where they're cheapest to fix, ideally on paper before anything is cut or fabricated.

Can I run this checklist myself?

Yes — it's written so a homeowner can hold a contractor accountable stage by stage. The hard part is having one approved scope that every trade signs to, and knowing the material logic, especially that 'moisture-resistant' board is not waterproof in a wet zone. Where coordination across trades gets heavy, that's the layer ELS runs.

Why does material choice keep coming up in QC?

Because the most common Sarawak defect is the right-looking cabinet built in the wrong material for its moisture zone. We choose by moisture zone, not budget: dry runs can use moisture-resistant board — a substrate rating, which is a separate axis from the E0/E1/ENF emission grade and is still not waterproofing — while wet-kitchen bases, vanities and laundry zones need ACP or honeycomb aluminium.

When in the project should QC start?

Before production. The drawing-approval stage is where a fix costs a fraction of what it costs after fabrication or install. Starting QC only at handover means you're inspecting decisions that were locked in weeks earlier, when changing them is expensive or impossible.

How is ELS different from an interior designer running site visits?

ELS is the risk-control, specification, coordination and QC layer behind ALUMAX — not a generic design firm. ALUMAX supplies and installs the products; ELS plans scope, specifies materials, lighting and M&E, coordinates trades to one approved scope, and runs QC before work starts. The checklist is the operational side of that role.

What does a wet-area check focus on?

Carcass material (ACP or honeycomb aluminium, not moisture-resistant board), pressure-tested plumbing before anything is boxed in, continuous sealant at sink, hob and backsplash, floor falls toward the drain, and earthed electrical points clear of water. In flood-prone homes we also check the base detail so one flood doesn't ruin the whole run.

What should I bring to the QC walk?

The approved drawings and final scope, the material and hardware spec list, confirmed appliance and sink models, the M&E layout, any contract terms on defects and warranty, and a camera to photo-log every snag. Note which areas are wet zones or flood-prone so those get the right level of scrutiny.

Does QC replace a warranty or contract?

No. QC verifies that approved work was built correctly and produces a documented snag list — that's leverage, not a legal substitute. You still want a written contract and warranty with whoever supplies and installs. The QC record makes those documents far easier to enforce.
