The specification fee starts from RM1,500 (excl. SST); larger commercial fit-outs run on a project basis. The build cost that follows depends on these.

Why does cabling have to be planned before the fit-out?

Because retrofitting cabling into finished partitions means opening walls you have just paid to close. Data, network, phone and power points, and the comms rack that feeds them, all have to sit in specific places and be reached by concealed cable routes — and those routes run through the partitions and ceiling that go up early in the job. Decide them up front and the cabling is laid cleanly, in conduit, before anything is boarded over. Leave them until the space is finished and you are left with surface trunking, a rack in an awkward corner, and points that are never quite where the desks end up. Services first, finishes second.

How do you get real acoustic privacy in a consultation or meeting room?

By building the partition for sound, not just for sight. The common mistake is a stud wall that stops at the suspended ceiling tile — sound simply travels up and over it through the ceiling void, so every word said in the room carries to the next. A genuine privacy partition runs full-height to the slab, is insulated within, and is sealed at its edges and around any penetrations. In a clinic that is not a nicety but a confidentiality requirement. ELS specifies the partition build-up for the rooms that need it, so private conversations stay in the room they are held in.

Can you plan access control into an office or clinic fit-out?

Yes — and like cabling, it belongs in the plan, not bolted on afterwards. A commercial space usually has public, staff and private zones that should not all be reachable by everyone, so the door hardware, the controller positions and the conduit that feeds them are coordinated with the layout from the start. That way the reception, the back office, the records room and the treatment areas each sit behind the right level of access. ELS coordinates the door hardware and the cabling routes and zones; the access-control equipment itself is supplied and commissioned by a security specialist, which we scope separately.

How do you design a clinic or shoplot around workflow?

By starting from how the work and the people actually move, then shaping the plan to serve that path. A clinic has a patient flow — arrival, registration, waiting, consultation, treatment, payment — that should move forward without crossing itself or breaching privacy. A shoplot has a retail journey from entrance to display to counter. An office has adjacencies — which teams need to sit near each other, which functions need to be apart. We map that flow first and design the layout, zoning and storage to it, so the finished space works with the business rather than forcing staff to work around an awkward plan every day.

How do you keep a fitted-out space maintainable?

By planning service access into the fit-out so upkeep is a panel off, not a wall out. A commercial space has cabling, plumbing, ventilation and equipment that will need reaching again — and if they are sealed behind fixed finishes, every small fault becomes a demolition and a shutdown. So the specification keeps the ceiling, the risers and the backs of cabinets accessible where the services run, with removable panels and planned routes. It is invisible when everything works, and it is the whole difference on the day something does not — the space is serviced overnight instead of closing for a week.

How much does a shoplot, office or clinic fit-out specification cost?

The Design + Specification service starts from RM1,500 (excl. SST); a larger commercial fit-out with services, partitions and multiple trades runs on a project basis and is scoped to the job. Site measurement is from RM300 in Sibu and RM500 outstation, creditable on confirmation. The fee covers the workflow-driven layout, the services and partition specification and the coordination; the final fit-out cost is confirmed after measurement and an approved scope. Authority-compliance and specialist systems are handled by licensed parties and quoted separately. Prices exclude SST.
