Why prototype one unit before building all of them?
Because at scale, every problem you do not solve in the first unit gets multiplied by every unit after it. The prototype is where the layout, the services, the buildability and the real cost are worked out and pressure-tested — so the flaws surface once, in unit one, instead of quietly repeating through unit forty and turning up as forty snag lists. A perfected prototype de-risks the whole rollout: you know exactly what each unit contains, what it costs, and how it is built, before you commit the budget. It is the single highest-leverage step in any multi-unit job, and it is the one most rollouts skip.
What does "freeze the specification" mean, and why does it matter?
Freezing the specification means locking the materials, details and hardware to one agreed schedule before the rollout scales, and then not changing them mid-stream. It matters because a specification that keeps moving after units are already being built turns a repeatable job into fifty slightly different ones — every change ripples through pricing, procurement and every unit not yet done, and the cost and variation both climb. Freeze late and you are re-pricing and re-working constantly; freeze first, and every unit is built against the same known, costed standard. The discipline of the freeze is what makes the economics of repetition actually work.
Do you build a physical mock-up?
Yes, because a drawing hides what a built unit reveals. A mock-up — a full show unit, or at least the key rooms built to the frozen spec — lets everyone see and test the actual fit, finish and buildability before it is repeated across the development. It also gives a real basis for the BOQ: quantities and schedules taken from a unit that exists price far more accurately than an estimate off a plan. The mock-up is where the standard is agreed by seeing it, not imagining it, and it doubles as the sales show unit. Committing a multi-unit budget without one is committing to a guess.
How do you keep quality consistent across many units?
By standardizing to one schedule and then QC-ing every single unit against the same hold-points. Standardization means each unit is built from the identical material, detail and hardware schedule, so it is genuinely the same rather than merely similar — no drifting toward whatever the crew had on hand that week. The per-unit QC checklist then verifies each unit at the same defined hold-points before it is signed off, rather than spot-checking a few and assuming the rest are fine. Together they are what stop a development where the first units are excellent and the last ones are quietly worse. Consistency at scale is a system, not a hope.
Can you handle unit variations — corner, end, mirrored?
Yes — the key is to define the standard and its permitted variants up front, so variation is controlled rather than improvised on site. In any real development some units differ: a corner unit, an end unit, a mirrored layout, a slightly larger type. Left undefined, those differences multiply as each crew solves them its own way, and the QC and pricing fall apart. So the standardization pack sets the base unit and then documents each allowed variant explicitly — what changes, what stays, and how. Every unit on site then maps to a defined type, the BOQ stays accurate, and the QC checklist still applies. Controlled variation, not improvised.
How much does a multi-unit specification cost?
The prototype-unit Design + Specification starts from RM1,500 (excl. SST) per unit type, and the standardization, BOQ and rollout coordination run on a project basis scoped to the number of units and variants. Site measurement is from RM300 in Sibu and RM500 outstation, creditable on confirmation. The value is in the leverage: the fee to perfect one prototype is small against the cost of repeating an unsolved flaw across a whole development. The final contract price is confirmed per the BOQ and tender. Prices exclude SST.
