A house by the sea, specified for the salt air.
Miri is a coastal city, and its houses live with the sea. Salt-laden air off the South China Sea corrodes cheap hardware and thin metal first — hinges, tracks, locks and fittings rust long before the cabinet body does — while west and seaward elevations take strong afternoon sun and glare, and landed homes here often live half-outdoors on patios and porches. ELS by ALUMAX specifies corrosion-resistant aluminium and hardware finishes, screened openings that catch the sea breeze, and shading for the exposed faces — planned for a marine-coastal home before any trade or cabinet starts.
The Miri homes where sea air, sun and outdoor living decide the spec.
Cara membuat keputusan sebelum anda membina
On the Miri coast the spec fails on corrosion, sun and salt decisions made before quotation — not on finish. Use these first.
| If | Then |
|---|---|
| Your home is within a few streets of the sea | Treat the whole house as a marine-exposure zone — specify corrosion-resistant aluminium and hardware finishes (anodised or powder-coated, stainless grade), never chrome-plated or mild steel. |
| Existing hinges, tracks and locks already show rust | The failure is the finish and material, not the product — re-specify to a corrosion-resistant grade before rebuilding, or the new fittings rust the same way. |
| Openings face the sea breeze | Screen them with aluminium or stainless mesh so you can ventilate for the breeze without insects — galvanised mesh rusts and stains the wall below. |
| A west or seaward elevation gets strong sun and glare | Plan external shading and specify the glazing and aluminium before sizing the air-conditioning — shade cuts the heat load you then have to cool. |
| You have a patio, porch or alfresco kitchen | Specify outdoor-rated aluminium, corrosion-resistant hardware and composite panels for that zone — indoor-grade fittings will not survive salt and rain outdoors. |
The salt gets to the metal first.
Miri's sea air is the environment every fitting lives in. The spec that lasts is the one that assumes salt, not the one that hopes to avoid it.
Living half-outdoors, on an exposed coast.
Miri homes tend to open onto patios and porches and face the sun and sea — so the exposed faces and outdoor rooms need their own spec, not the same one as the sheltered core.

Why does everything metal in my Miri house rust so quickly?
Because Miri sits on the coast, and the air carries salt off the sea. That salt settles on hinges, tracks, locks, screws and thin metal and corrodes them from the surface in — often long before the cabinet or door they are fitted to has aged at all. The fix is to assume the salt is there and specify for it: corrosion-resistant hardware in stainless grade or coated aluminium, and aluminium windows and doors with a marine-appropriate finish. ELS specifies the grade and finish to the exposure; ALUMAX supplies and installs the products.
What aluminium finish holds up best near the sea?
Near the coast the finish matters as much as the metal. A marine-appropriate anodised or powder-coated aluminium finish resists the salt far better than a thin or decorative coating that chalks and pits. For frames, seals and rollers that move — windows, sliding doors, screens — the finish and the moving parts both have to be rated for salt air, or the frame survives while the mechanism seizes. ELS specifies the finish and hardware to the actual exposure of each opening; ALUMAX supplies and installs them.
Can I keep large sea-facing windows without the room overheating?
Yes, but the shading and glazing have to be planned before the window goes in, not fixed with air-conditioning afterwards. A west or seaward elevation takes strong afternoon sun and glare, so the strategy is to shade the glass externally — with fins, a canopy or screens — and to specify glazing suited to that heat and light, so you cool a lighter load. Done in that order, you keep the view and the sea breeze without turning the room into an oven. ELS plans the shading and specifies the glazing and aluminium; the products are supplied and installed by ALUMAX.
Do you supply and install, or only design?
ELS designs, specifies, coordinates and runs QC — the planning and risk-control layer. For a Miri home that means choosing the corrosion-resistant grades and finishes, the screened openings and the shading, coordinating the trades to one approved scope, and checking the work. ALUMAX supplies and installs its own products — cabinetry, hardware, aluminium windows, doors and screens, and composite panels — while appointed trades handle electrical, plumbing, tiling, ceiling and the rest. You get one specified scope, with supply and installation sitting where they belong.
